General Information

• Our standard lease is a 12 month lease for our student communities with lease dates of August 5th,2009 thru July 31st, 2010. We do not allow early lease terminations; however, we do allow subleasing or assisgnment but only with written consent by our office and with the consent of all roommates.  
• Lease dates for our residential properties are based on availibility and may be otained by viewing our Rental Properties option.  
• Rent for all of our properties is due punctually on or before the first day of the month.  Rent is considered late after the first day of the month and if not paid by the fifth day, a late fee of $25.00 will be applied.  If the 5th falls on a Saturday, Sunday or holiday, the Rent must be received before 5:00 p.m. on the last business day before the 5th.  If the rent is not paid by 5:00 p.m. on the 20th day of the month, an additional late charge of $25.00 will be applied.
• Rent may be paid by personal check, money order, cashiers check, or by credit card thru our website.  We do NOT accept cash in our office.  We also have a "drop box" located at our office for tenants who wish to drop off their rent.
• Maintenance request may be made by contacting our office by phone, in person, or by simply entering it online thru our maintenance request option.  All maintenance request are handled in a timely manner and at no charge to the tenant UNLESS the maintenance work required is due to damage or misuse by the tenant. 
• Some of our properties are pet friendly.  If pets are allowed, they must be approved by the office, a pet addendum must be completed thru the office, and a non refundable pet fee of $300.00 per pet must be paid prior to the pet being allowed on the premises.
